I would like to start off with this bold statement because I think it is important for people to know that. I know that I am stirring up the hornets’ nest too.
I work for (and exclusively for) Plunkett and Domain homes.
There are lots of Building Brokers out there peddling the virtues of their expertise and knowledge. They simply offer a service (which may cost you) and then farm out your plan to a small number of builders (usually only 2 or 3). If you go ahead with them and sign up with a selected builder they would generally get paid more from the builder than a building consultant like myself and the builder will allow a little extra to cover any mistakes that might be made. I have even been told by prospective clients who went through the process with a Building Broker, that the pricing was a lot more expensive than ours and that they felt that they were being pushed toward one particular builder only.
Once the Building Broker has submitted his invoice with the selected builder, his service and responsibility to you stops there.
Building Brokers have no control over your house construction or input to any changes in your home design because they are not a party to the contract. The contract is between you and the builder.
