What is a Narrow Lot? In Perth, Western Australia, a narrow lot is defined by its width. In new land releases, narrow block widths are usually between 9m and 15m wide. In established suburbs, narrow lots come in three sizes:
– 9m
– 10m
– 12m
Ben has designed homes on narrow blocks from only 7m wide and has 12 years experience working in this specialist area. He has worked on small and narrow blocks in a multitude of dimensions in areas such as North Perth, Banksia Grove and Aubin Grove.
Difficulties with Narrow and Small Blocks
Every block is different and every local government shire and council has different rules. There will be rules on how wide your setback can be: there may be no setback or, in some suburbs, a requirement for a 2m setback. A double garage can dominate the house facade. The use of clever design features such as on the eaves or the roofline can dramatically improve the appeal of your home and draw attention away from that much needed parking.
